B-127 Paint the Outside of the Building

Federal Construction Group, Inc. is tasked to provide all planning, labor, transportation, equipment, supplies, materials and supervision necessary to prep, prime and paint the exterior of all buildings, including exterior stair railings, ladders, metal door and wood window frames and any other paintable surface, not including unpainted conduits, mechanical ducts or equipment. (Note: The doors covered by plywood will be filled in solid with new stucco by September 1, 2015. The central rollup door on the west side is being replaced with a new one, but the man door adjacent to it on the north will be framed in and filled with stucco.) Hazmat testing and mitigation of lead based paint or asbestos will be required.

  1. Demolition-None
  2. Construction-Protect all surfaces not to be painted, including parking areas, walkways, HVAC equipment, etc. Install scaffolding as required and/or use scissor lifts or JLG manlifts.  Powerwash, prep and repair all deteriorated wood, metal and stucco surfaces. Paint all siding, louvers, soffits, fascias, trim, etc. Encapsulate all lead paint unless it is flaking off, then remediate using hazmat procedures. On the west end of the building, some of the stucco is spalling, so needs to be removed and a new one-step patching compound like QUIKRETE® One Coat Fiberglass Reinforced Stucco, an alkali resistant, fiberglass reinforced, portland cement based stucco designed for use in one-coat stucco applications. About 15-20% of the building surface will need to have the existing paint removed, as it is flaking off. All window and door frames will be taken down to bare wood.
  3. Prime and paint all exterior surfaces with two coats of rust -inhibiting paint for ferrous metals, like stair railings, columns and  downspouts and use suitable acrylic latex for wood and stucco surfaces.
  4. Prep, prime & paint all doors, all door & window frames, rollup doors, downspouts, exterior surface of doors only.
  5. Encapsulate window putty with paint. Do not remove old putty.
C. The project duration shall not exceed 40 days and work may be performed during normal business hours or after working hours or on weekends at the contractor’s preference.

Final Clean-up – Before acceptance and final payment, the Contractor shall remove temporary structures and equipment, thoroughly clean and wipe down all surfaces to clear all rubbish, excess materials, and work residue. All work areas shall be left in a neat and presentable condition after the completion of work.
